This agreement is made on [Date] by and between Borosky Labradors ("Seller") and [Customer Name] ("Buyer").

Family-raised by Tishauna Borosky, MBA, and Dr. Paul Borosky, DBA, MBA, in our Sanford, FL home.

1. Puppy Details

• Breed: Labrador Retriever
• Color: [Color]  ·  Sex: [Male / Female]  ·  Date of Birth: [Date]
• Registration: AKC Limited Registration. Full registration available for an additional $500.

2. Purchase Price & Payment Terms

• Purchase Price: $______ . Our Labrador puppies are priced from $1,500 to $3,000, depending on line, color, and registration.
• Full AKC registration is an additional $500. Delivery, if arranged, is billed separately.
• Deposit: $500, non-refundable but transferable to a future litter. The deposit applies toward the purchase price.
• Accepted payment: Cash, Zelle, or cash money transfer.
• Final payment: the full balance is due when pickup is scheduled.

3. Health & Condition

• The Seller represents the puppy is in good health to the best of their knowledge at the time of sale.
• Each puppy is provided a certificate of veterinary inspection from a Florida-licensed veterinarian, as required by Florida law.
• The puppy is sold as-is, except as required by Florida law.

4. Your Florida Consumer Rights (Statute 828.29)

• The Buyer receives a certificate of veterinary inspection listing the vaccines and dewormings given, stating a Florida-licensed veterinarian examined the puppy and found it healthy.

5. Buyer Responsibilities

• The Buyer agrees to provide proper care, nutrition, and medical attention for the puppy.
• The Buyer is responsible for all costs related to the puppy's care from the date and time of pickup.
• If the Buyer is ever unable or unwilling to keep the dog, or intends to transfer or sell it, the Buyer agrees to offer the dog back to the Seller first. No payment is made to the Buyer for the return.
• The Seller has 15 days to accept or reject the return. The Buyer covers all return costs, including transferring AKC papers back to the Seller. Buyers are encouraged to seek training advice if behavior is the reason for rehoming.

6. Delivery or Pickup

• Pickup is by appointment only at 2440 S. Oak Ave., Sanford, FL 32771.
• Puppies go home at 8 weeks of age or older, as required by Florida law.
• When available, delivery is offered within a 600-mile radius of Sanford, FL at the current market rate per mile, agreed upon separately.
• The pickup or delivery date must be set in writing (email or text) by the puppy's 7th week of age.

7. Deposit & Refund Policy

• The $500 deposit is non-refundable but transferable to a different litter if requested.
• The deposit is forfeited if the Buyer fails to complete the purchase, pick up the puppy on the agreed date, or set a pickup or delivery date in writing by the 7th week after birth.
• If the Seller is unable to provide a suitable puppy, the deposit is transferred to a future litter.

8. Arbitration Agreement

• Any dispute, claim, or controversy arising out of or relating to this Agreement is resolved exclusively through binding arbitration under the rules of the American Arbitration Association (AAA).
• Arbitration takes place in Seminole County, Florida. The parties waive their right to file a lawsuit and proceed in court, except to enforce an arbitration award.

9. Governing Law & Jurisdiction

• This Agreement is governed by the laws of the State of Florida.
• For any disputes not subject to arbitration, the exclusive venue is the courts of Seminole County, Florida.

10. Entire Agreement

This Agreement is the entire understanding between the Seller and Buyer regarding the sale of the puppy. No other representations, warranties, or agreements, written or oral, are binding unless incorporated into this Agreement.

11. Acknowledgment & Acceptance

By signing below, both parties acknowledge they have read, understood, and agreed to the terms of this Agreement.
